Design – Build

The design-build method of project delivery combines architecture/ engineering and construction services under a single contract, thereby integrating the roles of designer and constructor. With both design and construction in the hands of a single entity (the contractor), there is a single point of responsibility for quality, cost and schedule. The design-build team is motivated to deliver a successful project by fulfilling the owners objectives, including aesthetic and functional quality, budget, and schedule for timely completion.

With design-build, the owner is able to focus on scope and decision-making, rather than on coordination between designer and contractor.

By contrast, the design-bid-build approach, the owner commissions an architect or engineer to design and prepare drawings and specifications under a design contract, and then selects a construction contractor by competitive bidding to build the facility under a construction contract.

During the past decade, the design-build delivery method has become one of the most significant trends in the design and construction industry.
